The meeting was called to order at 7:01 p.m. by Eileen Bendis, President. All notices were sent and posted according to Florida Statutes.

Quorum - A quorum of unit owners were not present, therefore it is not an official Annual Meeting

The Election Process - Attorney Andrew Black, attorney for the Regency Tower Association, was introduced and explained the election process.

Election Monitor - The election monitor, Nan Green, was introduced and explained the process and rules of counting election ballots. Ms. Green asked for two volunteers to assist her. Hourig Liberian and Jo-an Nagy volunteered to assist the election monitor.

Ms. Green announced at 8:05 pm. that the polls were officially closed

A new law by the State of Florida disqualifies any candidate running for the Board of Directors that served eight (8) consecutive years unless they receive 2/3 of the votes cast. Eileen R. Bendis cannot be placed on the Board since she has been on the Board for 8 consecutive years and did not receive the 100 votes required by law (2/3 of the 150 votes cast). The fourth (4th) candidate on the Board then becomes Fern McBride with 71 votes.

Eileen Bendis and Richard Robins were thanked for their dedicated years of service to the Regency Tower.

Adjournment - No further business. The meeting was adjourned at 9:35 p.m.

March 2, 2019 - The $2,905,217 Concrete Restoration Special Assessment was voted on, and approved, during the February 28, 2019 Board meeting. During the meeting, the Board also approved a six (6) quarterly plan for payment of the Special Assessment starting April 1, 2019 for all owners. Each Unit Owner will be receiving a coupon book from CenterState Bank for the Special Assessment. These payments are in addition to the quarterly maintenance payments. Separate checks for the Special Assessment and for the Maintenance payment are required.

Click to  Metro Caulking and Waterproofing Metro Caulking & Waterproofing has applied for the permit to do the concrete restoration project. The shoring engineer will design the shoring to keep the building stable while working on the building columns. This design process has already begun so when the building permit is approved by the City, we will then be able to start work on the building columns.

Concrete Restoration Project The Concrete Restoration Project will follow an expedited format to complete the concrete work more efficiently. The work will be scheduled with ten (10) swing stages from Units 01 thru Units 06 with all South balcony drops being worked on with two (2) window drops simultaneously. As each drop is completed, the swing stage will be moved West to a window drop on the South side until the South face of the building is complete. As each South window drop is completed, the swing will be moved to a North balcony drop. As the balcony drop is completed, the swing will be moved to the East or North window drops until the entire building has been completed. The painters will start on the South East drops (Unit 01) when the concrete work is completed on the South drops and will continue sequentially around the building utilizing a total of three (3) or more swing stages, until all painting is complete.

Turn off Water The Annual Meeting will be held in the Rendezvous Room at 7 p.m. on Wednesday, March 20, 2019. The meeting will be televised on channel 92. The Board has hired an independent election monitor for counting votes for four (4) Board members who will be elected. When you cast your ballot, do not vote for more than four (4) candidates; otherwise, your ballot will be disqualified. The locked ballot box is located on the counter at the front desk.

Turn off Water A reminder: leases are limited to a minimum term of 185 days and not more than one lease per twelve (12) month period. Lessees are not granted the right or privilege of sub-letting.

This past month we replaced the rusted door leading to the pool area and the door to the pool pump room. The doors will be painted gray as will the other doors in that area. Maintenance has also painted the white walls in that hallway.

Reminders:

  1. Turn off Water FOBs are for unit owners use only, not to be given or lent to anyone.

  2. Please inform Security when you or your guest leave; you must turn off your water.

  3. If you will not be in residence for duration, please remove all items from your balcony.

    Security cannot dispatch Maintenance staff to your unit. Please schedule any current or future maintenance issues with the Office.

  5. Please schedule all Rendezvous room reservations with the office and inform Security. A security deposit of $100 is required for the use of the room.

  6. If you have an overnight guest, please notify the office via email, phone or fax of their stay dates if you are not here. Security will then be able to register the guest more efficiently.

  7. Building PermitThe chairs on the beach are on a first come basis. Please abide.

  8. There are a few bikes in the garage bike rack that are not tagged. Please see Christine in the Office to register your bike.
