The Regency Tower Board of Directors Meeting was called to order by the President, Eileen Bendis, at 7:00 p.m.

Roll Call - Board Members Present: John Amatulli, Eileen Bendis, Stephanie DeAngelis, John Laprade, Fern McBride, Richard Robins, Kevin Suszko

Approval of Minutes - Minutes of the December 19, 2018 meeting were distributed and posted in advance. A motion was made by John LaPrade to accept the minutes as written. The motion was seconded and unanimously approved.

Concrete Restoration Committee Report - John LaPrade - A committee is being organized to provide active oversite of the project.

Monthly meetings will be held regarding the status of the project; minutes will be available in order to keep everyone up-to-date; committee will be involved with meetings held with the contractor and engineer.

New Business

  1. Approve Contract With MCW

    A motion was made by Richard Robins to approve the contract with Metro Caulking & Waterproofing, LLC. After discussion addressing details of the project, the motion was seconded and unanimously approved.

    A motion was made by Kevin Suszko that John LaPrade be designated as the lead person for the project, authorized to sign all necessary documents that will effectuate proceeding with the project. The motion was seconded and unanimously approved.

  2. Approve Contract for Reserve Study

    It was noted that a motion had been made and approved at the December 19, 2018 Board meeting regarding a Services Agreement in the amount of $2,600 with J.R. Frazer, Inc. to complete a reserve analysis update in 2019.

  1. Update on New Gym Equipment

    The new Precor EFX 546i elliptical has been installed. The price was $1,693.88. The 3 new multi-functional machines will be delivered and installed on January 28, 2019. The total cost of the 3 machines with delivery, freight, installation and taxes is $7,167.72. New equipment total: $8,861.60

  2. Update on Comcast Installation

    All internet installation must be scheduled by March 31, 2019.

  3. Update on ELSS

    Eric Berkowitz shared information regarding the Engineered Life Safety Systems/ELSS.

    Handouts of ELSS Updates were provided.

To say the least this has been a very interesting, and yet disturbing year with recalls, law suits, anonymous emails, letters and a myriad of record requests almost weekly. But here we are: your elected board of directors virtually unscathed. We were not that fortunate with our insurance deductibles. Thanks for the support from the majority.

The Regency Tower is looking and doing great. The holiday decorations brightened up our lobby and exterior, the new gym equipment will be in shortly, and the concrete project is moving ahead.

Our manager, Andy, and the rest of the staff have been working tirelessly. I thank them all for their dedication to the Regency Tower. I’ve always believed in employing a General Manager as opposed to using those large impersonal management companies with their own employees and revolving managers.

I want to thank Ofelia Allequez and Cathie Lenz for their tireless efforts in running the Holiday Fund. I can’t believe that anyone would doubt their integrity!

Court Why is it that those who never do anything for the good of the association are always the ones that complain? I have heard complaints from “too many poinsettias” to “not enough beach chairs”. Everyone seems to have their own agenda and not necessarily for the good of all.

This board has been committed to improving the Regency Tower and I hope the momentum will continue into the future. Negative rhetoric will get us nowhere, it will only discourage anyone from volunteering for committees or the board.

We all live here to enjoy a good life, enjoy the beach, and enjoy our neighbors.

January 3, 2019 - The Regency Tower staff wishes every unit owner and resident a very Happy New Year. May it be healthy and prosperous!

We had a very busy 2018 year and 2019 will be no exception. The Board of Directors has decided to hold a board meeting every month, except for August and September. Click to  Metro Caulking and Waterproofing Many projects are taking shape and the one that is eminent is concrete restoration of the building and balconies. The membership has voted to have the existing railings painted in lieu of replacing them with glass railings. Shortly, a date will be set for the signing of the concrete restoration project contract with Metro Caulking and Waterproofing, LLC. Subsequently, a fourteen (14) day notice will be posted for the Concrete Restoration Special Assessment meeting. At this meeting, each unit owner will be given the assessment cost of his or her share of the Concrete Restoration project.

Insurance We were able to renew the building insurance at a savings this year. However, one component of the Association's insurance-- Director and Officers (D&0) coverage-- was not renewed by our current carrier because of claims experience. This coverage, among other things, indemnifies the association against legal fees for litigation. Since we have had three claims in recent years from litigation which totaled $50,000 in legal fees, the carrier would not renew our coverage. Our agent told us that this was common with condo associations. HUB International was able to find another carrier to provide this coverage for us, but the premium increased from $3,900 to $17,000 and the new carrier indemnifies us against losses only after the Association pays the first $50,000 in legal fees. This is a significant change for the Association. However, we were able to achieve overall savings with our total insurance package which more than absorbs the increase for this coverage.


  1. Please be aware of your surroundings; we are now going into season and more individuals will be back in town. All vehicles should be locked, especially those parked outside.

  2. Turn off Water FOBs are for unit owners use only, not to be given or lent to anyone.

  3. Please inform Security when you or your guest leave; you must turn off your water.

  4. If you will not be in residence for duration, please remove all items from your balcony.

    Security cannot dispatch Maintenance staff to your unit. Please schedule any current or future maintenance issues with the Office.

  6. Please schedule all Rendezvous room reservations with the office and inform Security. A security deposit of $100 is required for the use of the room.

  7. If you have an overnight guest, please notify the office via email, phone or fax of their stay dates if you are not here. Security will then be able to register the guest more efficiently.

  8. Building PermitThe chairs on the beach are on a first come basis. Please abide.

Turn off Water The Annual Meeting will be held in the Rendezvous Room at 7 p.m. on Monday, March 20, 2019. The first notice will be mailed this month--at least 60 days prior to the meeting. This letter will request that you give written notice to the Association, either by certified mail or in person, of your intent to run for the Board.

Please welcome two new employees: Dane Buchanan in Security and Michelle Vale, working a dual role in Security and back-up help for Christine in the Office.

Building PermitA friendly reminder: your 1st quarter maintenance is now due. The Office sent out maintenance statements prepared by our accountant, Sharma & Associates. If you have not received a maintenance statement, please contact the office. Please note that payment is due on the first, with a late charge assessed if not paid by the 15th of the month. Coupon books from Center State Bank will be mailed for the remaining three (3) quarterly maintenance fees.
