The Regency Tower Board of Directors Special Meeting was called to order by the President, Eileen Bendis, at 7:13 p.m.

Roll Call:

Board Member on conference call: Kevin Suszko

Board Members Excused: Stephanie DeAngelis, Richard Robins

Mr. Vishnu Sharma from our accounting firm, Sharma & Associates, was in attendance.

Adopting Proposed Special Assessment - A motion was made by Kevin Suszko to postpone adopting the proposed Special Assessment of the Concrete Restoration Project. There was no second to the motion.

Eileen Bendis made a motion to approve the proposed Special Assessment of the Concrete Restoration Project, at a total cost of $3,234,030.00 of which $328,813.00 will be used from existing reserves. The project includes repairs to the balconies including tile or knock-down finish, sanding and electrostatically painting railings, building columns and expansion joints, stucco repairs to the building exterior, window caulking, garage concrete repairs and painting of the building.

The motion was seconded and approved by quorum after discussion.

Special Assessment Payment Terms

A motion was made by John Laprade that the unit owners have the option of paying the Special Assessment of the Concrete Restoration Project in full on April 1, 2019, or be billed six (6) quarterly payments with no interest beginning April 1, 2019.

The motion was seconded and approved by quorum after discussion.

February 5, 2019 - During the last Board meeting, the Directors approved the contract with
Metro Caulking & Waterproofing for the concrete restoration project. Now that the contract has been approved, a Special Assessment meeting will be scheduled. This meeting requires a 14-day notice. At the meeting, details of the project and the cost that each unit owner will pay for the project will be provided. The final cost of the Concrete Restoration Project is currently being tabulated now that the project costs are delineated in the contract. The added cost to the project will be the engineering and a 20% contingency. Once totaled, the date for the Special Assessment meeting will be determined.

Click to  Metro Caulking and Waterproofing Please note that permits are now required when work and material value is or exceeds $1500 even if it is just to lay carpet in your unit. See Broward County amendments in the 2017 6th edition of the FBCB section 105.2 (a). For your information, we have copies of this amendment in the office. Make sure any contractors installing tile or carpet are aware that they are required have a permit.

There are a few bikes in the garage bike rack that are not tagged. Please see Christine in the Office to register your bike.

Car Keys - Please make sure that the Office has a set of your car keys if you are not in residence. With the upcoming concrete restoration project, your car may have to be moved; this includes cars in the garage.

Thanks to the Board, especially Eileen, for the updated new exercise equipment that replaced the air-assisted units. Regency Tower now has the best fitness center on the Galt. As soon as maintenance has some spare time, they will run a line from the air compressor that was used for the old exercise equipment to the bicycle area. This will allow bike riders to pump up their tires and car owners to pump up their vehicle tires.

Please remember that leases are limited to a minimum term of 185 days and not more than one lease per twelve (12) month period. Lessees are not granted the right or privilege of sub-leasing.

This past month we replaced the rusted door leading to the pool area, and also the door to the pool pump room. The doors will be painted gray as will the other doors in that area. Maintenance will also paint the white walls in that hallway. We are also getting quotes on replacing the doors leading to the garage elevator lobby. The new doors will diminish the air leakage through these doors into the elevator lobby.


  1. Turn off Water FOBs are for unit owners use only, not to be given or lent to anyone.

  2. Please inform Security when you or your guest leave; you must turn off your water.

  3. If you will not be in residence for duration, please remove all items from your balcony.

    Security cannot dispatch Maintenance staff to your unit. Please schedule any current or future maintenance issues with the Office.

  5. Please schedule all Rendezvous room reservations with the office and inform Security. A security deposit of $100 is required for the use of the room.

  6. If you have an overnight guest, please notify the office via email, phone or fax of their stay dates if you are not here. Security will then be able to register the guest more efficiently.

  7. Building PermitThe chairs on the beach are on a first come basis. Please abide.

Turn off Water The Annual Meeting will be held in the Rendezvous Room at 7 p.m. on Wednesday, March 20, 2019. A ”Notice of Intent to be a Candidate for the Board” form must be returned to the Office no later than 5 p.m. on Friday, February 8, 2019. The candidate information sheet must be submitted to the Office by 5 p.m. on Wednesday, February 13, 2019.
