    - President Eileen Bendis reported the Limited Proxy results as follows:

    Returned-proof of a quorum 123
    Number voting to Partially Fund Statutory Reserves: 114
    Number voting to Fully Fund Statutory Reserves:     9
  • Board Vote to Adopt the CY 2018 Budget - A motion was made by Eric Berkowitz to adopt the CY2018 Budget with partial reserves.

    The motion was seconded and passed by general consent.

    December 1, 2017 - In the next month or so, you will receive a questionnaire and a ballot regarding choices for balcony railings and balcony flooring. We’ll inform you of balcony railing options with costs, renderings of the building with glass railings and the existing picket railings. We will also provide a description of the various balcony flooring options, pictures of the tile and knock down finish. There also will be a section on the optional removal of hurricane shutters - with costs and a form for indicating which shutters should be removed.

    All unit owners should replace the wooden balcony door with an aluminum impact glass door. Christine (in the office) is compiling a list of unit owners requesting that their doors be changed to an impact glass door. We are aiming for 100% compliance.

    Security is getting very efficient with the package notification and parking passes. We now register all visitors via the computer instead of in a hand-written logbook. Any visitor with a car will be given a parking pass to place in their automobile. If you are expecting a guest or guests, please complete the Entry Instructions section under the Maintenance heading on the left-hand side of the web page. The Management Office and Security personnel will be aware of their arrival. Registration for overnight guests remains on hard copy forms. Monthly financials will be posted on the website along with the monthly Regency Report and minutes of all Board meetings. Again, our Concierge Plus website is 1regencytower.com.

    We are in the midst of compiling the unit hot water heater list. As stated before, decrepit water heaters can cause massive damage if they leak to floors below. Letters will be sent to each unit owner deemed to have a bad water heater. If the heater is not replaced, the unit owner will be responsible for all potential damages.

    Our office Administrative Assistant, Christine, is back from her knee surgery and ready to tackle the parking decal change. Please see Christine for a new parking decal that will replace the existing one and will identify your parking space in the garage. Those of you that park outside also need to register your car and be provided with a decal. If you purchase a new car or change your license plate, notify the office.

    The maintenance staff is working full throttle. They completely remodeled the Receiving Room and it looks fabulous. Maintenance has taken on the task of painting the Laundry Room and the Management Office and replacing the ceiling tiles. The next step is to replace the floor tiles with tile that is the same as that in the lobby. We are modernizing Regency Tower step by step. Our in-house staff is now servicing our pool; we have terminated our contract with the pool company. Congratulations to our Pool/Maintenance staff, Emmanes Tarius and Freddy Jimenez, who both are now certified Pool and Spa Operators. The pool is heated by three efficient heat pumps, maintaining the water at the required temperature. The pool looks great.

    The Annual Budget Meeting will be held in the Rendezvous Room at 7 p.m. on Monday, December 11, 2017. As a reminder, your Limited Proxy, which was included in the packet that contained the proposed budget, is to be placed in the “RESERVE PROXY” box, returned via email to 1regencytower@gmail.com, faxed to (954) 566-0048 or mailed back to Regency Tower Office at 3850 Galt Ocean Drive, Fort Lauderdale, FL 33308. Please vote.

    The Holidays are on our doorstep. We are in the midst of decorating our beautiful lobby with a new 9-foot tree and exquisite decorations. Thanks to Liz Urbano and the Decorating Committee. The staff of Regency Tower wishes you a Happy Hanukkah and a Merry Christmas.
