The Regency Tower Annual Membersí Meeting was called to order at 7 P.M., Wednesday, March 20, 2013 by the President.

Roll Call - The roll call showed the following Board Members present: Abe Ben-Aviv, Eileen R. Bendis, Eric Berkowitz and Cathie Lenz and Eugene Sicoli. Excused: Margaret Thompson. Absent: Iris Anastasi.

Quorum - Absent a quorum, the rules that ordinarily govern meeting structure are dispensed with. In lieu of Meeting Minutes, Meeting Notes appropriately record the event. The following Meeting Notes reflect discussions, election results and the outcome of the subsequent organizational meeting.

Election Committee - The Election Committee was introduced and thanked for their efforts:

While the committee was counting the ballots, the unit owners had an open forum. Things that were brought up were chairs for the beach, the new Comcast contract, bicycles, trusts, and fire drills.

The Election Committee announced the results of the election at 8:30 P.M. Of the 131 ballots received, 127 were valid and 4 invalid.

Election Results - Election Committee Chair Ofelia Alleguez reported the voting totals as follows:

  • Eileen Bendis - 110 votes

  • Steve Faigin - 113 votes

  • Barnard Larkin - 41 votes

  • Richard Robins - 108 votes

  • Joan Sapik - 96 votes

Organizational Meeting - Immediately following the results, an organizational meeting was held. Elected as the Associationís Officers were:

  • Eileen Bendis - President

  • Eric Berkowitz - Vice President

  • Joan Sapik - Secretary

  • Steve Faigin - Treasurer

Regency Tower Election 2013

March 21, 2013 - On Wednesday, March 20, 2013, Regency Tower unit owners held their Annual Meeting. In a refreshing variation on a theme, instead of conducting a Regular Meeting while the Election Committee relentlessly crunched scores of ballot envelopes, President Eileen Bendis reformatted the down time to a Q & A, with meeting attendees vetting association issues with board members while tendering suggestions.

When asked about the purpose for the Comcast event scheduled for the next day, President Eileen Bendis and Vice President Eric Berkowitz explained that a digital set-top box is required to access some of the additional features included in our new bulk television plan. In units wherein the televisions are all connected to small Digital Adaptors (DTAs), Comcast technicians would provide and install one interactive digital set-top box at no charge, enabling residents to enjoy eight HBO Channels, hundreds of free movies and On Demand - all at no additional cost.

Conducting an association fire drill was suggested, to better prepare residents and employees if faced with the need to evacuate the building. Although participation would be voluntary, it would serve to help train employees and provide responding residents with insight into the associationís emergency procedures.

Following Manager Dwight Lyonsí review of completed and planned improvements to the bicycle racks, members proposed donating seemingly abandoned bicycles to charity, including those that remain unregistered despite repeated warnings that they would be subject to disposal.

Residents were reminded that, while corporate entities are precluded from unit ownership, units can be placed in revocable or irrevocable heritable trusts. The association must be notified whenever title is transferred, identifying one person charged with exercising the unitís voting interests among multiple owners.

Also discussed was the prospect of buying chaise lounges or chairs for placement on the beach. President Bendis explained that the main obstacle is space. In addition to the existing cabana sites, nearly a quarter of our Galt Mile beach was lost to storm surge during Superstorm Sandy and severe tidal erosion in the subsequent weeks. A suggestion to pull out the beach landscaping along the seawall to make room for the furniture was dismissed offhand since it would violate State Law. An FDEP permit is required to alter the beach landscape and current agency policy is to add, not remove, berm and dune vegetation to better anchor the remaining sand.

After the informal discussions, Election Committee Chair Ofelia Alleguez announced the voting totals, which are as follows:

Unit owners roundly welcomed new board members Steven Faigin (Unit 1011), Richard Robins (Unit 1601) and Joan Sapik (Unit 708) as well as Eileen Bendis, who retained her seat. The new board immediately set about selecting the Association's officials. Each nominee was unanimously seated by the board. They are as follows:

    • Secretary - Joan Sapik

    • Treasurer - Steven Faigin

Notwithstanding the voting totals, the election was a testament to all of our candidates, who offered to commit their time, effort and talents to improve our lives, a knowingly unrequited sacrifice. We owe them all a debt of gratitude!
